Hi,
my husband and I are about to become new landlords, we are moving interstate and renting our property out. We would like to do this ourselves and have found some potentially great tennants. Can anyone tell me where we get hold of a Residential Tennancy Agreement and condition report, and how we go about registering the bond with the rental board here in Victoria.

If you are “new landlords” I would be very wary about doing your own property management, especially if you are interstate.
I know of all the things that can go wrong from my personal experiences as a landlord and particularly from my wife Pam’s experiences as director of a property management company. http://www.rentingmelbourne.com.au
Property management is a lot more than just collecting rent and it may be false economy trying to avoid managing agent’s fees (which are tax deductible) considering the amount of value a good property manager can add.

Pick your management very carefully as bad management has got to be worse than a self manage. Don’t do it yourself. If you plan to build a large portfolio you will have to hand over the reigns eventually.
Ask the manager for a list of properties in their care and do a drive by inspection. You may be surprised how much you learn about the standards of management by this simple exercise.
Ask to have potential tenants “screened” by you also. If the manager knows that they have to sell you on the tenant they ( in my experience) will be less likely to sign up a dud.
This is especially relevant if you are interstate.
Choosing good management is a very important part of the investing process.
