    I have never done this before, so please know that we are in need of advice. We have 3 x 1 bedroom house in Boulder/Kalgoorlie WA, renovated and was lovelly as we lived in it til Jan 2005. Tried to sell first Real Estate Agent valued in the $155K+ we moved, refinance accordingly, house not sell – Christmas time 2004-05. Rented out, til again trying to sell as lease finished. New Agents value $149K. In their hands early Oct, had to pay tenants for 1st home open, only one other home open since. Now Agent says house price should drop as many visits on net but none in contact or person. Delemma, have to decide to sell or drop to $140K. Should we rent? Wait til after Xmas or Sell at lower price. We believed the Agents and now we are feeling the pinch. We wanted to make work either way, just no-one to ask who knows property. (We are a 7 member family, one income) Thank you anyway.

    If it’s within riding distance of the School of Mines campus, I’d be renting it out to a couple of 2nd, 3rd or preferably 4th yr students. I say 4th yr students, ‘cos they are quite serious and usually want to finish their degrees and are usually quite organised by that stage.

    Give the REA the flick, and have a chat with Rufus Davies who’s probably still running the Agricola College. They are always trying to farm out the senior students to private house situations.

    We were paying $ 170 p.w. to rent a hovel back in ’91 that was worth about $ 65K. I’m sure if your house is nice, you should be able to command a decent rent and get a decent set of tenants.

    If that fails, try the mines, people are always looking for good accomodation that females will actually agree to live in…after all, it is a bit of a ‘boys’ town. If your place is nice it should attract people.

    We believed the Agents and now we are feeling the pinch.

    How many times does that come up? It’s no wonder Agents get a bad name, their interests are never properly aligned with the interests of the owners.
