Currently renting.
Buying vacant land for PPOR
Build home.
Subdivide land.
Build 2nd house at rear.
Move into 2nd house
Sell 1st house. How to do with little/no CGT
I don’t think there is any CGT in this scenario.
Consider building at the back first though.Mal

Shwing – the rear has the best view and is where I want to end up.
What if I built them both at the same time?
or what if I continue renting, build both, sell 1 then move into the other. It will probably be cheeper constructions costs to have both built at the same time, however I think that you will incur CGT on the one at the front that you never call your PPOR.
You original scenario is possibly the only way to avaiod CGT all together. But may posssibly cost you more by not constructing at the same time.
I’m sure there are others that have done this that may be of more assistance.
