I am making this a seperate question to the cost of subdividing so as not to confuse anyone, or myself!!! As I mentioned earlier, we own 20 hectares in QLD and council said that “technically” we can subdivide down to a minimum of 1 hectare blocks. We only want to subdivide part of the land, probably 4 or 5 blocks which will front onto the already existing road. We currently have a two bedroom house on the property which we would sell first (with surrounding 1 hectare). Would it be advisable to subdivide gradually, in that we sell the house block and then build another house on what would eventually be the next 1 hectare block, live in this house for the required time so as not to attract CGT and so on. Eventually we want to build our dream house “on the hill” but want to do this in the most beneficial way. We desperately need a bigger house as we have 3 children and trying for another. Any suggestions as to which way we go with this??? Any suggestions will be greatly appreciated.
