positive cash flow WA

I’m new in the game but always browsing as I save for a deposit. I’ve come across 6 strata brick/ weatherboard townhouses 2×1 which I’d love to buy for myself but don’t have a deposit. 65,000 each fetching 105pw due for rent rise. Good condition, 5/6 currently rented. private sale. units 3 doors down asking over 80,000. I’m open to suggestions. I’m new to bird dogging, what’s the going rate? Or would I be able to get 100% finance somehow? Vendor wants 1 month settlement or will just hang onto them for himself.
