    How does one find out the unimproved value of land if not advertised ? Would the council give out such information if called ?

    Most councils use the unimproved value of the land to determine the annual rates bill. As such they may, depending upon, privacy legislation etc be willing and/or able to give you the information you require.

    I have found in the past the councils I have spoken to have been forthcoming with this information.

    If council will not give it out over the phone then apply for a land information certificate cost 20 bucks here in vic. May be already in the contract with the rates information.
