    Could someone please tell me is duplexes and villas classed as units or houses. When looking at property median averages which category do each of these fall into? Also a duplex is this only two properties with seperate titles?

    Villas & Townhouses(on strata title) are generally classified as “Units” for statistical purposes and are reported as such in API etc. Duplexes can be more tricky depending on wheather they have seperate title or not.

    This has been my experience to date, please feel free to advise if your experience is otherwise.

    Exactly what Steve said. I would add that when looking at property stats they generally tell you prices for 3 bedroom houses and 2 bedroom units. Since townhouses are also generally 3 bedrooms but are on a smaller block of land than houses you expect their price range to be somewhere in between.

    For stats purposes I generally add 5-10% onto the unit price to get an average figure for a townhouse. I know it’s not spot on accurate but it does give you a rough idea of the price.

    Would be nice if they had a separate section for villas/townhouses in the figures, wouldn’t it?

    My understanding of the title is that you can get either survey strata on non-survey. The difference being with non-surveyed duplexes, you own the building and share the block with the other duplex owner. In survey strata, you own the building and a defined (surveyed) portion of the land. I found this difficult to grasp at first as the other landowner was entitled to enter your yard as it is all joint property even though it may be fenced off. The reality however is that you have your portion and they have theirs regardless of the title, although legally they can use yours and you theirs!

    I own a non-survey duplex in Perth and hasn’t been a problem yet.
