Close to settling on a property in Beenleigh, its a 2 bedroom low-set unit in its original stage (20 years with no update done to it). The bathroom/laundry and toilet (according to building inspection report) is pretty run down with tiles falling off with bad smell over the space [comp]. The kitchen is pretty rundown as well with knob to cooktop missing. The general aesthetic of the property is not good and that is what i am planning to organize a builder to do:
In toilet:
1) either retile the entire bathroom or apply enamel white to tile??
2) replace shower screen
3) replace shower head
4) replace cistern unit
5) replace vanity unit
6) repaint bathroom with white colourIn kitchen:
1) replace the entire cooktop (but they are working)??
2) replace all cabinet handlesreplace all curtains with wooden screen (not sure about the exact term?)
Install a reverse cycle A/C unit in lounge
I am intending to rent out each room individually and there is no BIR in rear bedroom, can somebody comment on my suggested renovation strategy??

If you really want to attract the right sort of tenant then i would:
1) Retile the bathroom never use tile paint as you will be back doing it again next week.
2) Rewaterproof the shower floor and wall areas.
3) Strip out all plumbing fittings and reconnect with new fittings.
4) Install new shower screen, vanity and mirror.
5) Consider current lighting.In kitchen i would consider:
1) Replacing the kitchen bench tops and cupboard handles.
2) Definately new cooktop package.
3) Again look at the lightning.Forget engaging a builder as the work is likely to be less than $11000 you can do it yourself with a Permit. A few weekends with a jack hammer and skip and you are away. Use a plumber for the plumbing work and get a tiler to redo your floors.
I would use vertical blinds on the sliding doors and timber blinds on the smaller windows.
Remember carpeting can be depreciated.
A lick of paint and all in all you cant go wrong.
Just remember to obtain the body corporates permission before you start placing mini skips on common property and let your neighbours now what you are doing as a curtesy.

Considering I am doing the reno for 2 bedroom units in Beenleigh, is there any weekend auction market in Brisbane that sells the following at wholesale prices:
1) kitchen benchtop
2) shower screen
3) vanity unit
4) toilet and cistern unit
5) cooktop packages
6) door handles for kitchen cabinet
7) timber or vertical blindsbut i am unsure whether if the size does not fit, will i be able to return it to get the right size or get a refund

I have recently renovated a bathroom. Due to the age of the building, it was impossible to replace the pink & grey tiles. Through the yellow pages I made contact with a company that recoats baths & tiles. The bathroom looks a million dollars with a guarantee for their work. Check out the cost of both, removing tiles & professionally painted.

Not to stereotype an area, but Beenleigh? Will the tenants be very good? Probably a good idea to take taht into account….low maintenance, easy clean, durable etc. therefore I question carpet and anyover expenditure.
FYI, I completed a reno on a townhouse at Birkdale late last year, sold early this year. Tiled throughout, polished the timber stairs, only commercial grade(yet nice) carpet in the bedrooms. It was previously carpeted throughout and vinyl in the kitchen.
So take into consideration who will be renting it, i.e: target market.
Agree with not paitning the tiles, re-tile.
Don’t worry about no BIR in other room, you can easily move a portable in there. Often easier to speak with the tenant about it, they may already have a unit that can go in there, no hassle then.

GO Hard John! Well done and I hope it turns to Gold for you – I’ve just finished my first renovation and I like the results. It’s hard work but lots of fun if you like mucking about with Power Tools, paint etc. Plus the results can be great.
Warning: About 1/2 way through you might experience a slump as the place looks like a mess, and you’re initial excitement may have worn off.
Have a coffee. Have a think about why you are doing this. Have a talk with your loved ones. Go out for a meal.
THEN GET BACK TO WORK!!

For your first reno…..especially, you may go through a period where you are working really, really hard and not seeing a whole lot in the way of results. That will happen, maybe even for two to four weeks, it will feel like you’re just running on the spot. But don’t be disheartened, because then all of a sudden everything will happen and you will be a happy camper!

I have just recently renovated a top floor unit in Lewisham area (Sydney). Know exactly what u mean by middle slump!! I would turn up and see all the stairs to climb lugging up & down, end result all worth it. Back to the question there are heaps of places about with packaged kitchen deals i.e exhaust, cooktop & oven. Mine was a 2 bedroom unit too, do chat with strata and site manager if one there first, or you could meet barriers along the way.
Good luck with reno, you will learn alot alongthe way, but will build your confidence, research and compare prices, be careful dont get too cheap kitchen & bathroom fixtures / fittings or you will be back n back. Do it correct then walk away an enjoy.Cheers
