anyone local to the Gatton area of SE Qld.
Im starting to research the area and it seems that although one will not find a conventional CF+ property there seems to be opportunities for instant equity for the patient. Town blocks can be found in some new estates sub divisions from 65K + 165K to build + 10K expenses = upto 240k with evidence of comparible properties SOLD from 290k. In my opinion 50k equity in 6 months is pretty good per property. Im interested to hear from anyone with information regarding Gatton or any area for that matter which shows a similar instant equity position on completionGatton uni will help you as they add new places to their list like most other SEQ campusses. Rosewood is 20 mins to Towoomba and 20 mins to Ipy campusses so its prome location for growth as well. $1.8mil estate going in there now shhhh!!!!

Don’t sweat the small stuff,and it’s all small stuff!!I built a duplex and a townhouse on Apex Drive in 1991 in Gatton the town was then affected by the downturn the university can also affect accommodation in this town

Hi I dont so much as know gatton but in regards to other places i have been researching a small community called glenwood in the sunshine coast it is about 25min from gympie. the land there is around the 45 thousand for 1 1/2 to 2 acres. I was informed that the area itself was not looking to boom at a fast rate but more people are looking for the quiter suburbs that are still close to the bigger towns. alot of the propertys are only on the market for about a week or two.
Hi i haven’t researched gatton but i would check your figures on funding a house and land package. I have just completed one and costs were more like 25k – 30k when taking into account Stamp Duty, Loan fees, Holding costs and agents commissions, GST and CGT.

I’m reasonably local to there (Ipswich region), and a few friends have recently bought in Laidley, Minden, etc.
The prices have definitely been moving upward in the region; big new estates going up in all those places. Rental returns look around 6% from memory.
But to count on such a profit from building like that sounds a little risky to me.
