Hi all
I need some advice as to my next step. Found a 3BR weather board house on about 800sq.m land with a 12 x 9 m shed at the back. Both the house and the shed are fenced off, very strong steelfences, with side separate entrance to the shed. Shed can be replaced with another 3 to4 bed room house.
House is next door(literally) to a supermarket, across the road from thehospital, rewired, new plumbing, carpets and paint. Only thing that needs to be done is shower screen and shelving in the pantry.
Asking price – $209,000
Offered – $185,000
Counteroffer received $197,000
Now it is our turn. What do we do. I am thinking following their strategy, I should offer 189K and they will come to 193K and I will accept it provided they put in new shower recess and shelving. Is this ok? Rental return with uni students and renting the shed will make the property +CF
I need advice from veterans on this forum please and soon.

That should help you decide how much higher to go

I think it depends on how much the property is in demand, you could start reducing your offer to $184,000 and see what they say.

How will you go about renting out the shed? Is there a high demand for shed/workshop space in the area?
