I am curious to find out how someone goes about converting a rural property that is zoned as say “Rural”. I understand it can be broken down to 40 acre lots as a rule of thumb but I am wondering if you have a 38 acre property and wanted to rezone the property to being residential A or even res/rural what would you need to put in to the council in order for this rezoning oppurtunity to go ahead?
Say for argument sake that I want the 38 acres to be broken down to acre blocks (not that I have found many acre blocks zoned res a).

Questions that need answering first,
1. What are the properties around you like? If they are all 40 acres minimum you have no hope.
2. When you say zoned rural, are you even in a town or in the surrounding areas?
3. Find out from the council why it has that zoning and what the councils future plans are. Should all be documented.Byronent
Adelaide SAThe properties around are all 40 acres. You are the first in the area to go for a rezoning application. you are approximately 1km from the CBD of the town. How do you find out what the future plans are?
You ask the Council for their development plans and what restrictions are on your land.

How much do the development plans generally cost to get a copy of?
go to the council websites, you usually can get good info their.
Future shouldn’t cost a thing or very little.
As far as preparing a development application, that can be very costly, depending on what you are doing and who you are using.
