I hope no-one objects to this post as I would like some help with something.
I am doing some research for my business to try and improve the services I offer and the information freely available through the website.
I am trying to determine what is important to most people and what are assumptions most mortgage brokers make about what people want.
How much emphasis do many of the visitors to this site place on a good set of mortgage calculators?
I am talking about the following calculators:
- How much can I borrow
- Home Loan Repayments
- Stamp Duty
- Extra Repayments
- Lump Sum Repayments
- Loan Comparison, AAPR
Are there any other types of calculators you would prefer seeing?
Are there any tools or information sheets you would like easy access to?
What sort of information do you find difficult to obtain when dealing with a mortgage broker?
If there is anything else that comes to mind, please let me know.

Personally re ‘how much I can borrow’ calc., the information I get back from them tend to differ to the amount that the lenders eventually say they will lend to me. (Yes, with the same information), so I tend to not use them anymore.
The other calculator that I would like to see is a LMI calculator. Therefore based on %LVR = % of loan = $. For me personally, as I tend to have higher LVR’s, I would like to know the sensitivity of % changes in LMI rate applied against loan amount as LVR increases.

The problem with providing ‘How much can I borrow’ calculators is that the lenders differ so much regarding how much they will lend. Those calculators are merely a guide as there is no single formula that can cover all the lenders – especially because they keeping changing their serviceability model.
I created an excel calculator (unfortunately I am not a programmer to do it in Flash) that has LMI estimtes for GE and PMI inluded in it amongst other information. Have a look at http://www.mortgagepackaging.com.au/MPHLC.xls and let me know what you think.

What page or pages are you having trouble with scrolling? Some pages are not very long so there is no need to scroll. Let me know and I will fix it immediately if there is a problem.

I am really sorry about that Chris. I have to get the programmer to change that one. It is beyond my skills. It will take a few days. I never noticed a scroll bar did not appear if your screen was small because the whole thing fits in my screen.
