    My wife and I are looking into buying a house near a university with the idea to rent it to international students in 2005.
    Has anybody done something similar and do you have any hints? ie what to look for and any nasty surprises which may occur. This would be our first investment property

    personally i think its a good creative way to make cashflow.

    i would first check with the student union and check what the demand is like…and find out how much students are prepared to pay and what type of facilites they would need.

    there was an article in API magazine about 4 months ago relating to this exact topic. they even outlined which universities had a shortage of student accmodation

    Another thing to consider is that “some” international students go back to their home country during the summer vacation (November – Feb), so you could find your property sitting vacant during these periods if the demand for accomodation isn’t that high. You may want to keep this in mind when selecting tenants.
