I am new to this forum. I am thinking of buying my second investment property somewhere in Waterford West, Crestmead or Marsden. I really don’t know these areas and i would appreciate if somebody could give me some ideas on the suburbs rent returns and capital appreciation.

We bought an IP in Marsden about 5 years ago. Our property is now cash flow +ve, but the capital growth is almost non-existant. We get $170pw and paid $110k for a new house. Have not looked at the growth in the last 12 months, so it may have changed. When we last looked, the median price was around $130k. The property has never been untenanted though, and we have had the same tenant for the last 3 years.
At the time we bought, we were buying in that area for a personal reason. There was a lot of petty crime in the area and we did not buy more for that reason. Remember though, this was few years back. Others may have more current info.

lower income, higher unemployment, and as
Calder pointed out, higher crime areas. Not your
most family-friendly suburbs. On the other
hand, I believe it has a higher percentage
of renters as opposed to owner occupiers.I do recall some media reports on growth
in the area, with housing affordability
so low forcing new home owners into lower
priced areas such as this.If you are doing research on this area,
it is also known as Logan, which is
the name of the shire.As with most areas in QLD Marsden has had capital growth in the last 2 years. The median price for the Marsden area is around the 196k mark and rental returns should be in the 200+ range depending on the type and size of the house.
