    Hi there
    I am looking for finance for rehab properties. I need creative finance in being after reno value based loans. i also find alot of deals and am flipping properties at the present. i need cash partners and 100% finance. If any one can be of assistance in any way with links or whatnot please talk as it would be very appreciated.[wacko][party][jerry]

    Hi Busta,
    There are a few lenders currently offering 100% finance, Pepper, Liberty, St George to name a few, certain lenders allow you to borrow over 100% to cover purchase costs, stamp duty legals etc,

    These types of loans attract higher rates along with LMI or LEF fees, be aware of the break costs.

    The best way to do renos is to get a LOC on other properties, so you can pay cash for these properties, do them up and sell them – avoiding high discharge fees.
