Is there a rule of thumb about who pays water costs?The owner or tenant? I dont recall paying water as a tenant (Several yrs since i was a tenant).I am particulary concerned with an ip in Mallee area where a fixed rate applies,regardless of whether tenant uses UP TO set amount(600k/ltrs)
However,if they use OVER that amount,a new fee kicks in.What do other investors do?
Also,how have others got around who pays for gas bottle fills? I’m wondering if i can somehow get tenants to have to leave a full bottle at the end of lease….but dont fancy my chances![blink]Well in the lease agreements I have used, there is an option on who pays for water or excess water. ie..0%, 50% 100%
Since water used is all chargable now, we elect for the tenant to pay 100%As for bottle gas, I have always wondered about that….having never had a property with bottle gas ( usually mains reticulated gas off the street..)
I would assume the tenant is responsible for replacement bottles ( its a consumable, same as the water or electricity or the phone connection)
The same goes for light globes…tenant is responsible for replacement if they blow.

In WA, it is usually expected that if the house is on Gas Bottles, then the owner pays the yearly rental fee for the bottles and the tenant pays for refills when they’ve used the gas in the bottles.
Water depends upon what’s in your lease. Most of mine the tenant pays for any excess water, however there is one where I’ve agreed to pay the first $200 per year due to the ize of the lawn and the fact that I want them to keep watering it. So it does depend upon what you agree to in the lease.

Renting your investment property to a “renter”
is a business.The same as walking into Coles or Woolies for a purchase.They nominate a price. If you agree you buy.If not,you walk out.
Same deal with your tenant.

There are several water charging systems in place.
System 1. If the property is on the local council charging plan where you get an allocation of free water included in the rates, but pay for any excess, then the rates are paid by the owner, and the excess is paid by the tenant. There must be a meter, the meter must be read on start and end of lease, the lease must state that the tenant pays the excess, the tenant is entitled to a photocopy of the excess water bill prior to payment, but you can obliterate the owner’s address.The tenant must pay promptly to avoid council penalties.
System 2. Meter is installed. Every litre consumed is payable by the tenant as charged by local council. Meter is read at start and end of tenancy, and at 1-3 month intervals, bill goes to PM or owner, copy to tenant, payment required from tenant before penalty date, ensure it’s stated in the lease, most new leases already mention it, as does the Residential Tenancies Act. Meter must be read, reading usually noted on inbound and outbound condition report, countersigned by tenant.
Gas Bottles. Owner provides a full bottle at start of lease. Tenant pays for all refills. Tenant must fill bottle on or about last day of lease & provide owner with receipt or copy showing refill. This must be stated in the lease.
Owner pays for bottle hire. Simple.

As a tenant I’ve always had to pay for it all!
It depends very much on what you want to achieve though (within the Law of corse!). Like Steve has been saying, +CF deals are made rather than found. And in my case, where everything is cut off prior to me moving in (I then pay for reconnection) it is all a clean slate and I did pay for it all.
The last Land Lord we had, has another house for rent, and because the tenant did up the gardens for him, he agreed to pay half the water. We ended up doing the same and got the same deal in the end.
Worked out well for all.Cheers
