    I’m currently looking to purchase a nsw property that is zoned as ‘1A rural general’ according to the local council, however according to the owner has a licence to operate as a business (council confirmed that the structure was approved as a shop when constructed). My question is, because the property is not actually zoned as commercial, would a bank make me take out a business loan, or could I take a personal residential investment loan (noting that all of the surrounding residences are also zoned ‘1a rural general’)? The reason being that my existing annual mortgage package gives me a 1/2 percent off the standard variable rate (business rate is 2% more), 20% deposit rather than 30% business, and no other application or ongoing bank fees (significant savings there). I can’t find much here or elsewhere about property ‘zoned residential with commercial usage’ (term I found on one site on the net). I guess the question is, will the bank consider the zoning of the land, or the purpose of the structure when determing the loan type?

    The fallback is to simply convert the existing structure to a residence if the plan to run it as a business fell through (relative enthusiastic to do this, however I would just be the landlord not a business partner), as the property is well positioned and could be converted with a few renovations. Waiting for council get back and tell me what is actually involved for this ….

    I think you will find it will be classed as a ‘rural’ loan. Normal residential loans are generally not available for land zoned rural – the LVRs will be lower and the rates probably higher.

    I live in a rural zone… bank lent 70% LVR… normal residential rates though… that’s through Bank of Melb.
