Hi all,
Ive found a beauty i reckon, Residence+office+200 self storage units… returning about $150 000 after ALL expenses paid inc managers salary, pre tax. asking price is $1285000. My only problem is no one seems to want to lend me any money above a 75% LVR? any ideas anyone?

ive been told by my mortgage broker that i could get 100% buut at “mafia” type interest rates and that defeats the purpose of the deal
I guess i just have to let it pass.
Anyone wnay it?

I just had a thought, if I lived on site in the residence would it then be classed as a residential mortgage that happens to generate an income as well…
maybe?? i have very litte as a deposit but am sure i can get a good price on it (the deal that is)

Living in it doesn’t make it residential!
Depends on the zoning and the usage as well.

right now i need 100%, i have about 200 mafia dollars coming my way once a home sells. so of about 85-90 would be good
