    I knolw you were only joking but on reflection, isn’t it sad in todays society that a statement like that can get you into a lot of trouble.

    Even the mention of the word bomb if you happen to be in an airport or plane, can get you into some serious trouble.

    Yes you’re quite right there Rugbyfan, and I guess in here I felt secure in the notion that it would not be taken out of context (as I know you didn’t) [glum2]…and yes it is sad, that such frivolity is (in some instances) no longer able to be viewed with the same innocence these days.

    Well i have a HOT TIP. Where i live in NZ, a town called Balclutha.
    Why ?
    well its cold now but add 4 degrees for global warming, (were using all the CFC’s we can get our hands on), suddenly we have a warm temperate climate.
    We are 5 km from the baech now, but add rising sea levels, now we are coastal.

    YES FOLKS the next GOLD COAST- but i think we will call it the SHEEP COAST.

    Westan if that happens, you could dam the Balclutha River and make a harbour as well.

    Hi guys

    sorry i haven’t responded i spent all yesterday buying as much harbourfrontage land as i could (thanks for the tip rugby, i’ll save a nice little block for you with water access, i’ll even build a jetty for your boat.
    So all we need to do is wait. Oh and remember use as much CFC’s as possible, i let my car run all night and burn as much plastic as i can get my hands on.
    Buy the way guys you thought Australia was a dry continent now, you will be falling over yourselves to live in Balclutha in a few decades.

    Nothing yet. A large subdivision of waterfront land is about to occur. I have just returned from the region, those in the know up there are attempting to get their hot little hands on anything they can. This subdivision will basically put the region on the map. I’m currently negotiating a 3 bedroom house with waterviews. They rental yield is quite high, however once this subdivision goes through median land prices for the region should nearly double. Just trying to help a few people out, noting the majority of people ask where to start…

    Seems pretty expensive- as in mid-300k’s. Sorry, my hit prediction is that it’s already boomed. I reckon you’ll be paying premium. When you say the rental yield is quite high, like how high?

    I’m buying land to develop, however I was speaking to a local investor down there and the rent he’s getting for his properties is high when compared to other coastal regions in NSW (Around $450pw for a 3 bedroom house that cost him $300K last year). Impressive new infrastructure in Bateman’s Bay, only a short drive north will also bring more people to the area. I think its worth a look, that’s all.
