I am a young investor. As per the heading…..is Cairns all its cracked up to be?? I’ve heard all the buzz…. let me know your thoughts!

rSince Cairns was on Hot Property a few days ago still as a booming suburb, it is now overpriced and owned by interstate lemmings with more money than sense.
I’m with g7.
If you’ve heard buzz, you’ve missed the best deals.

i haven’t looked at Cairns recently but 12 months ago there was a glut of units in the city, so buyers needed to be careful where they bought.
On a positive we have a growing city that has an internatonal aiport and growing tourism industry.
So maybe keep it on your radar?

Thanks for your comments. the reason i have looked is i have done a fair bit of research on the area given its new found popularity (International airport, Far north QLD growth etc.) I looked even closer at a develpoment that is still ongoing but already a very successful section of units (The Lakes). Their is a develop. going on at the moment that has caught my eye….it is in the CBD & is being built by the same people who built the Lakes & it is under construction until 11/06. my idea is to exchange on this unit & @ todays price & put it back on the market for sale in approx. 18 months to give me enough time to find a buyer. does this sound tangible?? let me know, i’d love to hear some feedback.

I have read that over 2 billion dollars worth of development is planned for Cairns over the next few years. While this figure may include general infrastructure, it also amounts to a heap of new units on the market. So unless you buy something really special (difficult to replicate, close to water, views cannot be built out) — I would be cautious.Given the amount of developments planned, your idea to flick the unit on after 18 months could be problematic. Just because there may have been some substantial gain in values over the last year, doesn’t mean this trend will continue over the next 18 months. Unless you have confirmed data to support your intended plans, tread carefully.[bomb]
Just my thoughts. The final decision is yours based on sound research.

[biggrin]We bought up there 18 months ago and coulndn’t believe what we paid for them! Now i am in even more shock as to what you would pay now!! The region is going ahead big time but can it be sustained? Do your homework.

[biggrin]We are going to cash one in and hold the other 2 as they have great lease’s in place. We will use the money on another project that i have found in QLD.
