Accumulating lots of property seems to be the pitch. People chasing the deal the bargain etc.
We now are in a slowing down phase and some strategies which were ok are perhaps questionable at this time in the market.
I tend to think there are quite a few baby boomers looking for retirement answers. People generally focus on the risk rather than the reward and at times don’t act.
We are given allsorts of messages from different investors, spruikers, gurus etc and thus confusion sets in as to what is the best way to go. Sure the argument is well you have to decide what is best for you but in alot of cases its not that simple.
So lets assume a couple that have say 15 years to retire at 65. One works full time one part time no dependants.
male income 60000
female 25000Owe say 50000 on ppor value…….300000
Owe say 250000 on IP valuesay …..300000At this point they are concerned to investing any further incase of the obvious factors
Interest rates
Job security
cost of living
lifestyle
They prefer tidy rentable property in capital citiesSo if they pay there PPOR to zero so it is free hold.(say 2years)
Then channel the rent and PPOR commitment to IP to pay it down
They should be able to channel about 25000 a year into the IP (Over the next say 10 years)
During this time they have bought another IP which they found a good buy.Without going into all the detail at the end of 15 years
They would have say
PPOR…………………..value…..600000
IP..freehold……………value…..600000
IP owing money..owe 250000 value….350000Sell PPOR no CG …600000
second IP……….250000
Invest money left over for income…350000
Live in one of the IP
rent of the other
Is there some downside i am missing.
The Goal is to be comfortable without too many headaches….(Not to become rich).
Whats your thoughts

Sounds alright to me. Selling the PPOR and moving into the investment is a great idea.
