Hello. Just had a faulty oven fixed.It made me wonder if a landlord could be sued if a faulty item in an ip caused an accident? (eg: faulty wiring causes fire,faulty tap causes flooding,etc) ? Any thoughts?[blink]
It would obviously be yes,as you stated,if i KNEW about it.What if i didnt know about it?
I would certainly never willingly leave a potentially dangerous item left unfixed! [thumbsdownanim

Two words: PUBLIC LIABILITY
If any accident occurs your insurance is designed to cover injuries sustained to people who set foot on the premises, be they visitors or residents of same. HOWEVER, this is not as “cut and dry” as all that, and my strong RECOMMENDATION to you is SEEK PROFESSIONAL LEGAL ADVICE please!!!
Ignorance is no excuse, and just doesn’t cut it with the law!!

Misty, I guess if you haven’t been told you would have a good argument. If, however, the PM had been informed, then it would be up to their Public Liability as your agent, but then it could get ugly if they tried to buck pass….
MUST have public liability insurance….

I think i’d best check my insurances cover all those things.It seems the nver ending list of things we need to buy,insure against,repair,& maintain just gets bigger,& bigger with every purchase…I’m feeling like i’m losing focus on why i’m doing this in the first place.The big question continually looms: “When do we reap the rewards??”

Don’t get disheartened it’s not ALL that BAD!!! Sure, you have to dot all your “i’s and cross more than a few “t’s – but it does pay off in the end (eventually!!!) Don’t be mistaken however into thinking that property investing is a short term “get rich quick” scheme, sorry to say, that ain’t necessarily (at least not in MOST cases) so!!! You gotta spend money, to make money; and insurance in the RE game is a definite MUST !!!!
