    Hi Everyone,

This is my first time at this and Id like to introduce myself. My name is Nicole and I live in Melbourne. I have just finished reading Steves book and am inspired to put the theory to the test. I am currently have a negatively geared property which I am able to meet the short fall on fairly comfortably..

What I am wondering though is if anyone can give me an idea about where to start looking for a support team, people like an accountant, solicitor, property manager and building inspector? And Id love to hear of peoples experiences or recommendations.

Looking forward to hearing from you all,

    Nicole

    Hi Nicole,

    Welcome!!!!

    I too, am in Melbourne.

You say you have a negatively geared property already and are managing the shortfall comfortably. Are you managing the property yourself, that is, if it is a rental property; who is collecting the money? What about all the people involved when you purchased, are they no longer in the picture (i.e. solicitor, RE agent)?

Sorry if it sounds nosey, I just thought, that since you have managed to have one property already, you were pretty much well on your way, and as such would have people working alongside associated with this neg geared property. Is that right?

    Cheers,

    JO

    Hi Nicole,

If you are chasing cashflow positive property as per Steve’s book definitions you’ll probably find that they are getting further and further away from you.

If you still want to pursue this line of investment you’ll probably find that an accountant in Melbourne (see Dale at http://www.gatherumgoss.com) and mortgage broker (some here on the board) for the accountancy and $ side of your investment journey. A Melbourne based solicitor/conveyancer will also suffice.

As for property managers and building/pest inspectors you’ll need to use someone in close/reasonable proximity to the property.

    Thanks for the quick replys!

Jo your questioning is not nosey… it helps me to think a bit more laterally. Im currently renting out the property and there is a realestate agent involved in managing this. Im not sure if they can help me with my next purchase as Im thinking more rural rather than metropolitan. I purchased this property some time ago and these people I no longer have contact with. I feel like Im starting from scratch I suppose.

Derek, yes I do feel a bit like things are going backwards I will check out Dale and see what he says. Thanks for the advice guys.
