    Yes I’m a beginner but already noticing the limited opportunities for CF+ IP’s.

    Wondering whether the general concensus was to continue searching full-on or perhaps relax a bit (with eye out for the rare ones) waiting until crunch time hits for others who have overcommitted?

    At this point we’re not interested in seeking out OS props so concentrating on Oz (predominantly Vic)

    Also appreciate any tips on more time effective search resources.

    learay – yr spot on – not many opportunities for traditional positive cashflow type deals in victoria – i reckon best to hang on for while. one of 2 things should happen – prices should drop or rents should rise. yields are historically very low so dont be in too much of a hurry
