hello,
im in perth, an IP i am looking at has asbestos in the roof. can ijsut leave it there?
is there any time restrictions on moving it?
what do others do about it?

I found this on a US website:
Asbestos roofs are not an environmental hazard unless they are broken or crumbled and the dust inhaled. that is why, *when removed*, they fall under the hazardous materials regulations. if left in place, they make a good roof.This is my understanding too, although, to be honest, I wouldn’t want my kids playing anywhere near it.
So… the general consensus from my research seems to be that so long as the asbestos has not been damaged (illustrated by it flaking or wearing away) then it should be OK.
Just don’t go anywhere near it with a power tool!
BTW, be on the lookout for asbestos fences in the area. If they used it in roofs then they may also have used it when building fences too, especially in lower socio-economic areas.

I recommend a look at the Asbestos Diseases Society Website to see what they say.
Anecdotally it would seem to me that there are growing concerns about the validity of Steve’s comments above – which were the generally accepted ‘guidelines’ for a number of years.
Ultimately your call – just be aware that if you do proceed any lter date removal of asbestos needs to be undertaken by licenced operators in WA and that associated costs can be on the high side.
You may be able to drive a ‘harder bargain’ because of the asbestos.

We have asbetos in a roof of 1 IP as well. It can be sealed, perhaps this would put your mind at rest. But get it done professionally, no point in messing around with the stuff.
Also, if you remove it, there are strick guidelines on disposal of it, so make sure you meet those guidelines so as not to put yourself or anyone else at risk.
Just one other point, we had one company (bank) who wouldn’t even quote on insurance because of the asbetos roof (the funny thing about it was that it was the same company who gave us the mortgage then wouldn’t insure it the house, yet we had to hav einsurance to get the mortgage!) Having said that, we had no problems with anyone else, all other compies we rang for quotes didn’t have an issue with it.

PKmy girlfriend’s mother has just been diagnosed with asbestosis and given 9 months to live – she had no more exposure than teh average person i.e. hasn’t worked in Wittenoom etc. as always happens – when you are affected by something you start to notice articles and info about it. last Saturdays West had a 1 page article covering these issues and went on to say that the true toll from asbestos is yet to hit us. I suspect that this is a simmering issue.
Personally I wouldn’t stay in a home that had asbestos in it and I would factor in the cost of removing it at some point in time.
