Very interesting topic this one. I’d like to make a suggestion to all IPO’s out there. Check your Insurance policy! I recently took out a Landlords policy via a reputable Insurer. Unfortunately, I had a major claim (nearly a total loss)
The Insurers – or should I say assessors & builders have been great. However, I was advised that I wouldn’t be covered for carpets because I didn’t specify them as a CONTENT. Instead all I had was the BUILDING and LOSS of RENT covered. Surely Insurers of Landlord policies should include carpets under the building cover – especially as consumers would assume that they would probably be covered under the BUILDING Sum Insured.
My tip = Check your policies. If no contents specified. Ask you agent/broker/insurer to add at least $5k (This will generate a very small premium)

I always get contents insurance too for the carpets and curtains. Usually through the same company as the loss of rent insurance, cheaper that way. Rentcover above, does both if you request it and at reasonable prices. CommInsure (part of Commonwealth Bank) also do it and you can get quotes online as well (as long as your building doesn’t have an asbetos roof! Not sure how that affects loss of rent but hey, that’s their rules).
i use REI, last month my Ip sprink leaked water,[] my IP needed change all carpet and fixed the pipe, cost abt.$2000, I just paid excess $100 , I think, it’s oo!, Do you think so?

Yep, read your PDS people before committing.
I had Comminsure and went to make a claim after someone tried to burn one of my properties down and was building another house out the back so left the front property vacant until the project was complete. Drove by one day to check progress on the rear build and saw the damage to the front property, made a claim, and was then told it would not be honored as the PDS stated that 60+ days of vacancy voids it.
I lodged a complaint with AFCA and CBA called 2 weeks later and offered 4k of the 8k damage bill so half a win at least.
