    Hi,

Being new to the forum, althogh not new to the idea of property investing (have been researching for a while now and have clear goals, objectives and timeline), I am after thoughts on the potential for +ve cashflow properties in Oz vs NZ. I have heard NZ properties can pose a greater return, although have higher risk. Is this the case? and, are there any deals being done in Oz, in particular Vic.

We (a consortium of people) have $ to burn and goals of retiring in around 8 years on +ve cf ip’s.

Any thoughts / ideas / comments would be valuable.

    Cheers,
    Steve

    Hi steve

as i’ve said heaps of times on this forum i couldn’t find any, more deals that worked well enough for me so i checked out NZ and liked what i saw. do some research and you maybe equaly impressed i actually own more IP’s in NZ, now up to 18 now. 8 years is way too long. at the beginning of 2002 i planned to retire in 7 years, i am 2 years later. you can do it.
    regards westan

I find +ve cashflow deals in New Zealand which I sell to other investors. To be on my database send an e-mail to [email protected]

    Hi Steve,

Westan has had fantastic success in NZ (and in Victoria). He deserves a lot of respect and praise for getting out there and doing it. [:o)]

I have a few prop’s in Vic, and I have 8 prop’s in NZ so far, (19 tenants all up) and I will look for more soon in NZ.

I would recommend to anyone looking to invest in NZ to go there and check it out in person. It is different to Australia, one big thing is that NZ doesn’t generally use fixed term leases. Tenants seem to come and go as they please. This I found hard to come to grips with. Also the people ARE different, and have different values.

I think NZ is a great place, and is worthwhile to invest in, but do your research before buying in some smaller towns.

Also, consider the taxation issues and get some Quality advice. I’d only invest there if it was income that you wanted to grow and not to dip into all the time.

    Regards,

    Del [:)]
