    Hi all,

    I am currently looking at refinancing two IP loans which are currently variable with Bank West. I would like to fix at obviously the lowest rate with 100% mortage offset and redraw. What do you think the best product is at the moment.

    Very rare to get a fixed loan with those facilities.

    I do have a fixed rate, one of the cheapest around too, which has redraw facility of up to 20% of the total loan value each year.

    Thats the closest I can get you.

    Another idea might be to fix say 50% and have 50% variable with an offset on that portion.

    Hi Waf,
    How long did you want to fix?
    I have 3 year fixed 6.95% with partial 1.50% offset, no redraw.

    1 year introductory fixed 5.99% with 100% offset
    no redraw.
    Not a lot of options with fixed products,
    as Simon said, have you considered a split.

    St George offers low fixed rates. 6.95 for 3 or 5 years. See http://www.stgeorge.com.au/loans/home/default.asp?orc=personal

    Sapphire Mortgages also offer low fixed rates. 6.89% for 3 years. See http://www.sapphiremortgageservices.com.au/

    They are the best fixed rates that I know of. Hope that helps.

    Heritage Building Society had fixed rates with a redraw facility (no fees or penalty), but have very recently changed the rules on this product. I think now you can not payoff more than 20% without penalty.

    There are no many product, as Simon said, but have you considered a split loan? eg 50% fixed and 50% PI with access to the offset.

    There is one lender at the moment that will offer 100% offset accounts on all fixed rate products 1-5 yrs. I.e 3 yrs at 6.85% with full offset. Very flexible product indeed at very !
