    I am wanting to retire soon. I have one investment property and even though it has gained good capital growth it is costing me much more in my loan repayments than I am getting in rent. Therefore, even though I am working, I can’t afford more loans for more properties. What can I do? I have searched the internet real estate sites for properties which bring in more in rental than you would pay out in loan repayments and I can’t find ANY! Can anyone help?

    If u cant find any there are people around that offer joint ventures and/or +ve properties for a commission.

    Thanks for the advice. How do I find the people you are talking about? What do they they advertise under or list themseleves under?

    Hi security

    it’s not for everyone but get on aplane nd come over to NZ, there are still great Cash positive deals here. I became so discouraged with the opportunities in OZ i moved here 4 weeks ago.
    Deal returning over 10% are common but like australia a few years ago the opportunities are less and less everyday. i noticed in july when i first started buying here there were great deals everywhere. The when i went in Sept they were a little harder to find. Now you have to buy very quickly because there are investors grabbing good deals as soonas the are on the market.
    So if your comfortable with buying outside your own area have a holiday in NZ and buy some properties at the same time.

    There’s still deals in Oz.. you just have to broaden your searches, The internet is ‘not’ the only source..

    PropertyProfile, How do you say 5-8% return are +ve flow properties? You must be talking about +ve after tax.

    The properties return 5% to 8% net return before depreciation and tax deductions, so therefore the return is VERY attractive.

    Security if you are looking at retiring soon you must be or should be financially secure ,therefore in a posistion to put a substantal cash payment on your neg geared investment property to make it positive and start making money instead of paying out money and sit back and let the appreciation go mad. If not look at refinacing on the amount you owe now as it is probably a lot less than when you purchased it and a new loan on the new amount owing will reduce your repayments hopefully enough to help the hip pocket. I dont know your situation but just tossing a few ideas around !

    Maybe post a few more details about your situation ( so you can get some advice- your post is very vague ) and what you are hoping to find.. to say you can’t find any deals just means you need to look harde..
    If it was easy, we’d all be laughing on our way to the bank..
