    1. Is there a preferred price range for a property that is in more demand as a rental? Guess it could depend on the area.

    2. What is the liability of a pest or building inspector if after they clear a property, it turns out/can be proven they stuffed up in their assessment?

    3. Since there are tenancy laws, I do not understand these horror stories that are sometimes highlighted where the tenant won’t pay rent and can’t be shifted. Why can’t you simply call the police? Afterall, there is a binding agreement to pay rent. I guess it could just be another example of our insipid and gutless legal system.

    In answer to no.3 you have to go through the tenant tribunal and if it goes to court the judge can actually give your tenant 3 mths free stay ( in some states) in your property, I would assume that you could only call the police once the court has told the tenant that they must vacate and they still dont.

    In partial answer to #2, most pest inspector reports I’ve have an all care, no responsibility clause in saying that they’ve checked out everything they can see but didn’t move furniture, look in roof, lift carpet etc.
