What do people who manage the tenancy of your investment property do?
Lets say if the tenants tell the agent during the agent’s inspection that the lightbulb needs fixing, the tap needs fixing etc, should the agent be proactive enough to find out how much will it cost to repair all those stuff, or the agent just report it to the Owner?
My agent just did an inspection and mailed me a list of stuff that needs fixing. i dont know how much all that is gonna cost, and its so far away.
Also she said the tenant will like to paint the kitchen wall on her own cost and time, and would like me to rip off the carpet off the living room to have polished floor boards..
what should i do?

Discount is King, and Free is grandaddy of all Kings!Our rental agent looks after everything but notifies us first and we have the final say on whether to proceed. If yours isn’t doing so, find another who offers a better service, especially if you aren’t in the same town as your rental properties.
We manage our own properties as we have found PM’s to be a waste of space and money. We also rent where we live, which is managed by a property agent, and in almost 4 years we have never had an inspection. We have found that PM’s are perhaps on of if not the most arrogant species on the planet – forget about them returning calls onc the lease is signed.

Ring the agent and find out if she can arrange for some quotes for you. They usually have a list of maintenance people who they regularly use to do work on their rentals.
If they won’t do this for you, then as Shirley suggested, look around for another agent that will.
Painting the kitchen wall doesn’t seem to be problem, if it keeps the tennant happy. It’s not structural and you can always repaint it if you don’t like it.
Polishing the floorboards in one room shouldn’t cost a lot. Again get some quotes.
Don’ forget you rely on that tennant for income, so try to keep them happy as best you can, especially if they’ve been a goodone.
