What is the population of these towns that you buy in Steve that qualify the with the 11 sec solution. I have found a couple of town where it works but the population is under 5000. What are your requirements there?? Does it have to be X distance from a major town??

check all the previous threads regarding the 11 second rule. it should give you some tips on where to look. (go to search)
with ref to criteria. its seems you need to be a bit more flexible on criteria these days. previously you cld find +ve properties in larger country towns – this is no longer so easy. need to check out smaller places. bare in mind the smaller you go, the further you go, the more flexible you become – the higher the risk.
