Renting room by room

Hi,
Just a few questions regarding renting an IP on a room by room basis.
Firstly has anyone rented their IP on a room by room basis before and if so how have you found it to be?
Is it more difficult managing leases for the different people in the house?
What problems have you encountered in such a situation an also what benefits have you found? Do rental agents charge you more if the rooms are let room by room?
Did you have the IP furnished throughout, just in the common areas or no furniture at all?
Would be intersted to hear from anybody who can help.
