    Hi just after a lot of research I would like to ask the exsperts which they would recommend between the two. A serviced Apartment which has a self contained facility ( EG. kithchen, seperate laundry, Bath, Seperate bedroom, Lounge, dining) Centre of CBD and has a lease of 20 years and recieves a guaranteed return income of 4% of it’s value $185000(Wants to be sold at $140000), Council Rates, Water Rates and Strata levies are all paid for by the company running the apartments. The furniture is also owned by the purchaser and maintained by the company. Or a commercial office which is 55sqm, Opposite a large and popular shopping centre, close to all amens, Council rates of $1000, water rates of $600.00 and Strata Fees $270PQ currently leased at $715 a month. price being $112000

    i thought it might’ve been.

    these generally have 5+5+5+5 and they have the option you have no choice.

    they are able to franchise to whoever.

    they could go to a mangagement investment scheme cost bourne by the lessor.

    Its a comprehensive lease.

    The furniture is usually handed over after the first term.

    rents are generally lower beacause of the guarantee.

    does this sound like the way it is.
