I have stumbled across a buyers agent operating on the Sunshine Coast who is proposing to find me positively geared properties throughout Queensland(even after paying all fees including their commission)!.
I am a bit sceptical as to why they aren’t buying the properties themselves if they are positively geared!!!
Does anyone use a buyers agent and if so, what do you think…

I don’t use an agent because their commission and fees are my profit irrespective if the property is +CF.
The reason I chose property as my investing vehicle is so I have control over my investment. Don’t hand your control over to someone else when you CAN do it yourself.
Those fees and commission might just be your next deposit.

Rich people spend money to save time and Poor people spend time to save money.
So I don’t think Buyers agents are bad so if one can find easily things without spending any time then buyers agents are not bad. But one should be doing their due diligence also.
Can u please tell me who is this agent? any contact details?

Yes I know that agent. I spoke to them about 2-3 month ago they sent me some forms I have to fill and get back to them.Amit
Yes, I have used a buyers agent to do wraps and lease options and has worked well-even after paying their fees. I haven’t got time to find positively geared properties in the outer areas.

You are talking like you don’t have to use an agent to buy positive flow properties, what is other way of doing it?

Maggie,
Traditionally real estate agents represent the vendor (seller) and as such get the best terms for them. A buyer agent is someone who represents the buyer and tries to locate properties for them whilst also negotiating the best terms for the buyer. Saves busy people having to locate property.
Of course you can just as easily locate the property yourself and even talk directly to the vendor. The vendors agent will not be happy about this though and you should never try to cut the agent out of his commission.
