LOC secured on rural property

[:X]My partner and I have a LOC over a rural property. He is the property owner and we used my income to get the loc, ie his name is on the title deed. We want to build another house on the property and rent it out. We are worried about obtaining the financing as we are close to the limit on the loc which we organised in Feb 2003. Any brilliant suggestions would be appreciated.
