    My tennants have done a runner…$1500 in arrears, the place is WRECKED, ther is shit everywhere and I don’t even want to think about the repairs…
    I have insurance, but yestrday was just heart-breaking.
    I have other properties, but hve always been lucky…
    Does this happen often, and how quick do the insurers normally pay?
    ANY advice would be appreciated.

    I am sorry to hear! the risk of owning property and renting, ie being a landlord.
    Has the r/e property manager done his/her homework on this tenant and checked out references.
    I did have an inherited tenant, who stopped paying rent and eventually disappeared into the night, leaving behind a pigstie but no structural damage.I had some help from the property manager, the full bill came to $1300: rent loss, cleaning, tenancies tribunal fees for eviction notice etc.
    That’s why you pay 220 per yer landlords insurance. Every bit of money was refunded on completion of the claim with receipts etc.
    On a positive note, if there was structural damage it allows some nice repairs, more improvement and a better property, more rent.

    HI

    I’m sorry to hear of your experience. I would as has already been suggested take photos and video everything that you can so you then have the evidence of the mess left behind. I would then personally get about rectifying the situation ASAP so your property is bringing in an income again for you.

    Hi Michael,

    Well after my surgery, I have so many scars, I’m the ‘Human Road Map’ [B)]. I’m packing for my Fijian trip at the moment and I’m going to take a digital pic of all my belongings, for much the same reason as the newspaper trick! My scuba gear costs about $800 or more.

    I’ll show you a positive cash flow property that meets the 11 second solution…I’ll email it to you if you like!
    By the way, do you work for secret service or something??? [:0)] I read your post in the PI. role call and was intrigued. Is Mulder alive? [:D]
