Hi,
Crunch the numbers further…
At first glance it meets the 11 sec solution, but what are the management fees, vacancies etc.
Bye

According to the SunnyCove management,
tenants are linig up.Dou you need to know the management fee since the net yield is provided.

Hey guys,
I noticed the Sunny Cove advertisment also, from the last issue of API if I remember correctly. At first glance it looks good, assuming;
a) very low vacancies
b) finance can be obtained below 6.5% (difficult long term)
c) there are depreciation allowances
d) the properties are not over valued (so that you can refinance your deposit out in the near future)With BabyBoomers starting to make an impact on retirement over the next decade, senior villas could be a wise investment avenue.
Be careful when dealing with ‘rental gaurantees’ though.
