The property market is changing fast, so be sure to read this email now if you want my latest recommendations for how to make great profits in the current climate. It's going to take about five pages to do this properly, but stick with me as I have many important points to make.


Times Have Changed - Have You?

It's no secret that I believe the best way to make great profits in the current market is through quick turn value add property deals.

In fact, I'd go so far as to say that people choosing to buy and hold are investing on dangerous ground, because all evidence is pointing to increased volatility on the back of higher interest rates.

The truth of the matter is that, just like you change your clothes depending on the weather forecast, it's also wise to tailor your property investing to capitalise on the prevailing market conditions.


My Formula For Success

There's a lot of noise and hype about how to get rich quick. The truth of the matter is that you can build a lot of wealth fast, but it's highly unlikely to happen using untried and highly speculative means.

However, if you're looking to make attractive profits in quick time then you don't need to gamble or invest in berries from the Amazon.

Instead, I'd encourage you to adopt the following three step model:

Step One: Get The Cash Cow

Every successful investor I know has a cashflow stream that underpins their property investing. Whether it's a job or a business, make sure you have something that is bringing in bread and butter money you can use to prove loan serviceability and give you funds you can accumulate over time to use as deposits.

Step Two: Turn Small Dollars Into Medium Dollars

Your earned income (from your job or business) is only going to bring in small dollars. Your next job is to turn your small dollars into medium dollars, and the best way I know to do this is by investing in quick-turn property deals.

I'd like to share something that I'm a little embarrassed about...

Because of my prejudice, ignorance and bias, I used to think that property developing was little more than highly speculative gambling.

It wasn't until I met investing expert and property developer Martin Ayles, and then went to Adelaide to have Marty show me first hand through many of the development deals he was completing, that my blinkers were finally taken off.

For example, a few years ago I would NEVER have seriously thought about subdividing vacant land to make a profit, as I believed it was highly speculative and had little chance of success.

WARNING: Beware The Pitfalls

If you lack training or experience, renovating and developing can be extremely risky. In particular, the biggest sin you can commit is overcapitalising, so whatever you can do to educate yourself on how to better plan and run your deals is money very well spent.

I regularly hear tales of woe from people who have blown large sums of money on things that could so easily have been avoided if they had of used Marty's proven developing checklists. For example, making sure the site is clear of significant trees and that there aren't any problematic power poles out the front.
